Did you ever wonder how property managers get potential tenants interested in renting their properties? Here’s one way: online advertising. It might look easy, but I can tell you it takes planning, strategy and money to attract the right renter for your property – a fact reflected by the amount of time and money good property managers spend advertising online.

The real estate industry spent $8.89 billion last year on online advertising, according to a real estate spending report published by Borrell Associates (a research and consulting firm). That figure had quadrupled from $2 billion in 2004 – that’s a lot of money invested in the power of online advertising.

Some industry groups spend more of their total ad budgets online than others.  Agents and brokers, for example, dedicate the largest percentage of their budgets to online advertising (64%).  Mortgage originators spend 23.2% online; real estate developers spend 47.2%.  Rental property managers typically spend about 14.5% of their ad budgets online.

And that’s a lot of money – analysts predict that by the year 2016, roughly $9.4 billion will be spent on online advertising. Clearly, advertisers are putting, and will continue to put a lot of faith into online advertising.  They’re realizing what we’ve long known – that the old methods of simply placing a rental property in the MLS and waiting for a qualified tenant to are not effective in this new online, social media world.

At Shelter Realty we have invested time and money into online advertising to market your Las Vegas rental property. We’ve spent the past 10 years building a network of top ranking authority web sites and property syndication portals in order to gain a competitive advantage when trying to cut through the noise and reach specific audiences online.  We have a full-time staff working hard online to find you the right renter.

Typically, you’ll find far more success (and far less headache) if you leave the management of your Las Vegas property to the pros.  That’s true for finding the right renter, and for complying with Nevada lease laws, maintaining the property, and everything else that goes with managing a rental property in Las Vegas.  So why manage your rental property yourself when we have the experience to do it for you?
